The agents who close deals in September and October started the conversations in July and August. Not October. Not when the sign goes up. In July and August, when most agents are in summer slowdown mode, the right conversations are happening in other people's kitchens and on their back porches. The question is whether you are part of those conversations or sitting on the sideline waiting for fall to arrive.

August has a specific energy that most agents miss. Families are wrapping up summer. School starts in three to four weeks. Parents are thinking about bedrooms, school districts, commutes, and whether the house they are living in still works. That thinking is happening right now, today, in the homes of people who already know and trust you. Your job this month is to show up in that conversation.

Why September Moves Are Made in August

The back-to-school season is one of the most consistent triggers for real estate decisions that exists. Families with school-age children reorganize their lives around the school calendar. When summer ends, they take stock. Did the kids share a room all summer and it was fine? Is the commute to the new school district adding forty minutes to the morning? Did grandparents visit and sleep on a pullout couch for two weeks? Those friction points do not go away after Labor Day. They turn into decisions.

Coaching data shows that a large percentage of fall listings come from sellers who made the emotional decision to move in the weeks surrounding back-to-school. They did not suddenly decide in October. They had been thinking about it since August. The agent who captured that listing was the one who had the conversation at the right time. If you wait until September to start prospecting for fall business, you are having your first conversation when the listing appointment is already scheduled with someone else.

The Sphere Is Where This Business Lives

Your database is your business. Not theoretically. Literally, the people who already know you, trust you, and have seen you show up are the most reliable source of deals you have. The mistake most agents make is treating the sphere like a backup plan instead of the primary strategy. In August, your sphere is not cold. It is warm and it is seasonally activated. Parents in your database are already thinking about space, school, and whether their current home is the right fit. You do not have to manufacture urgency. The calendar is doing that work for you.

That is it. Not a pitch. Not a market update. A real question that invites a real answer. Some will say yes, they are settled. Some will say they have been thinking about it actually. That second group is your pipeline. You can make this outreach across multiple channels. Phone calls first. A handwritten note card is second. The goal is contact and conversation, not a blast.

The Three Conversations You Are Looking For

When you reach out to parents in your sphere this month, you are sorting for three types of conversations. The first is the now conversation. This person is ready. They were waiting for someone to bring it up. They have already Googled neighborhood values. They need a listing appointment in the next thirty to sixty days. This is your September business. When you find one of these, you move fast. Get the appointment on the calendar that week.

The second is the future conversation. This person is thinking about it but not ready to commit. Maybe they want to wait until after the school year starts and see how it goes. Maybe they need to pay off a car first. You are not dismissing this person. You are adding them to your tracked future pipeline with a follow-up date set. Check back in November. They often turn into January listings.

The third is the database-building conversation. This person is not moving, but they know someone who is. This is where you ask directly: do you know anyone thinking about making a move this fall? Your sphere is not just a source of deals. It is a source of referrals, and a parent in your database likely knows other parents in the same season of life who are thinking the same things.

Your goal is not to close every conversation. Your goal is to have enough of them that you are always finding all three types.

How Many Conversations Is Enough

If you are targeting twenty-four transactions this year and you are behind on that pace, August is a correction month. You cannot afford to have a vague outreach week. You need a number. Count how many moved into the now category, how many moved into the future category, and how many gave you a referral lead.

That count is your data. You cannot fix what you cannot see.

What Comes After the Conversation

When you find a parent who is ready to move, your next move is the listing appointment. Do not delay it. Do not say you will send some information first and circle back. Set the appointment in the moment. Have two times in mind before you pick up the phone. For the parents who are thinking about it but not ready, put them into a thirty-day follow-up cycle. A second handwritten note. A phone call in thirty days. A relevant market note about their neighborhood if values have shifted. You are staying in front of them without pressure, and you are positioned as the agent they call when they decide.

For the referral leads, reach out within twenty-four hours. A referral from your sphere is a warm introduction. It goes cold fast if you sit on it.

August is not a slow month. It is a setup month. The agents who close the most business in September and October are the ones making calls right now. The back-to-school season is the most natural, least forced reason to reach out to parents in your sphere that exists. You do not have to manufacture a conversation. The season gives you one.
