The question is whether your daily activity is positioned to capture it.
This post gives you a concrete plan for running a productive August so that you enter fall with momentum instead of regret.
Why August Feels Like a Throwaway Month
Most agents mentally check out of August. They think the summer rush is over and the real fall season does not start until after Labor Day. That thinking costs you listings. The back-to-school timing is one of the most underused conversation starters in real estate. Families who moved this summer are settled. Families who did not move are often now feeling the urgency they avoided in spring. Neighbors in your database just watched two or three homes sell on their street. That is a conversation waiting to happen.
If you treat August as a transition month with no clear targets, you will arrive in September flat. Here is how to make the right one.
Step One: Run Your Pipeline Math Before You Do Anything Else

Focus here on buyers who were active this summer and went quiet, and on sellers in neighborhoods with recent sales activity. The back-to-school listing conversation is a natural entry point. Many sellers want to be on market by late September or early October to beat the holiday slowdown.
FUTURE business. These are people who are twelve to eighteen months out. August is an ideal time to plant seeds with your database because the end-of-year timeline makes the conversation feel relevant. Ask where they want to be by next summer. That question opens planning conversations that keep you top of mind through fall and winter. Database building. Who in your life do you not yet have in your contact list as a real estate resource? August social activity, school events, neighborhood gatherings, and community functions give you natural opportunities to add names and conversations. Your database is your business. Every week you should add to it.
The 100 conversations per week target exists across all three buckets. You likely cannot hit 100 in one week right now, and that is fine. The discipline is to track your actual number, compare it to your target, and close the gap week by week.
Step Four: Use the Golden Letter Strategy for Your August
Outreach
If you have buyers who have gone under contract or closed in the past ninety days, you have a tool that most agents ignore. Write a short, direct letter to the neighbors around each closed or pending address. Tell them that a buyer recently purchased or is purchasing a home in their neighborhood, and that you are actively working with buyers who are looking for similar homes. Ask if they have considered making a move.

If you do not have a listing this month, create one local market update video for your primary farm area. Keep it under two minutes.
