and juggled too many things at once. But now you are looking at your pipeline and feeling
the quiet dread that comes when the numbers do not match the effort you put in.
That gap between how hard you worked and what you have to show for it is one of the most
discouraging places an agent can sit. It is also one of the most common. Coaching data shows
that agents who do not reset their activity and pipeline focus heading into fall often repeat
the same inconsistent pattern in Q4 that they lived through in Q2 and Q3.
August is your reset window. The market is shifting into its fall stride. Families who delayed
decisions until school started are now ready to move. Sellers who thought they missed the
summer window are starting to ask questions. Buyers who got tired of losing offers are
regrouping. The business is out there. The question is whether your daily activity is
positioned to capture it.
This post gives you a concrete plan for running a productive August so that you enter fall
with momentum instead of regret.
Why August Feels Like a Throwaway Month
Most agents mentally check out of August. They think the summer rush is over and the real
fall season does not start until after Labor Day. That thinking costs you listings.
The back-to-school timing is one of the most underused conversation starters in real estate.
Families who moved this summer are settled. Families who did not move are often now
feeling the urgency they avoided in spring. Neighbors in your database just watched two or
three homes sell on their street. That is a conversation waiting to happen.
If you treat August as a transition month with no clear targets, you will arrive in September
flat. If you treat August as a setup month with a clear plan, you will arrive in September with
appointments already on your calendar and listings moving toward market.
The choice is yours. Here is how to make the right one.
Step One: Run Your Pipeline Math Before You Do Anything Else
Before you change a single habit, you need to know your number. Not your goal. Your
number.
Take your income target for the rest of the year. Divide it by your average commission. That
tells you how many closings you need. Now work backward from closings to contracts, from
contracts to appointments, and from appointments to conversations.
Coaching data shows most agents need roughly ten to twelve quality conversations to
generate one appointment, and roughly two to three appointments to generate one contract.
Your numbers may differ, but the discipline of knowing them is what separates agents who
plan from agents who hope.

Once you have your number, August has a job. It is not a rest month. It is a prospecting
month with a specific daily target.
If you need six closings in Q4, and your pipeline currently holds three, you need to generate
at least three more contracts in the next sixty days. That means you need six to nine
appointments in August and September. That means you need sixty to ninety quality
conversations before the end of September. That math tells you exactly how many
conversations you need each day starting now.
Write that number down. Put it where you can see it.
Step Two: Build Your Bunker Time Before the Month Gets Loud
August fills up fast. Back-to-school schedules disrupt routines. Clients want to rush or pause
depending on their household. If you do not protect your lead generation time before the
chaos starts, the chaos will take it.
The Bunker time-blocking system starts with one non-negotiable: your lead generation block
comes first, before anything else in your day. The recommended start is 9 AM. You work
your conversations before you return calls, answer emails, or respond to texts that are not
emergencies.
For August, map your calendar for the entire month this week. Block your lead generation
time every weekday. Block your family and personal commitments so you can see the real
available hours. Then build your client-facing appointments around what remains.
If you protect your lead generation time in August, you will not lose it. If you leave it
unscheduled, you will trade it for urgent-but-not-important tasks every single day.
Step Three: Work the Right Conversations for This Season
August conversations fall into three buckets, and your prospecting time should cover all
three each week.
NOW business. These are people who are ready to move in the next thirty to ninety days.
Focus here on buyers who were active this summer and went quiet, and on sellers in
neighborhoods with recent sales activity. The back-to-school listing conversation is a natural
entry point. Many sellers want to be on market by late September or early October to beat
the holiday slowdown.
FUTURE business. These are people who are twelve to eighteen months out. August is an
ideal time to plant seeds with your database because the end-of-year timeline makes the
conversation feel relevant. Ask where they want to be by next summer. That question opens
planning conversations that keep you top of mind through fall and winter.
Database building. Who in your life do you not yet have in your contact list as a real estate
resource? August social activity, school events, neighborhood gatherings, and community
functions give you natural opportunities to add names and conversations. Your database is
your business. Every week you should add to it.
The 100 conversations per week target exists across all three buckets. You likely cannot hit
100 in one week right now, and that is fine. The discipline is to track your actual number,
compare it to your target, and close the gap week by week.
Step Four: Use the Golden Letter Strategy for Your August
Outreach

If you have buyers who have gone under contract or closed in the past ninety days, you have
a tool that most agents ignore.
Write a short, direct letter to the neighbors around each closed or pending address. Tell them
that a buyer recently purchased or is purchasing a home in their neighborhood, and that you
are actively working with buyers who are looking for similar homes. Ask if they have
considered making a move.
This is the Golden Letter strategy. It is a seller lead conversion approach built on a real,
current transaction. It is not a generic market update. It is a specific, timely reason to reach
out.
In August, with summer closings fresh, this strategy has real legs. Write the letters by hand
or print them with a handwritten signature and send them this week. Coaching data shows
handwritten or personally addressed notes significantly outperform standard mailers in
response rate.
Send the letters. Follow up with a door knock or a phone call five to seven days later. That
two-step touch is where the appointments come from.
Step Five: Set Your Fall Listing Targets Now
By the end of August, you should have a clear picture of your fall listing pipeline. That means
you know how many listing appointments are scheduled, how many sellers are in a pre-
listing conversation, and how many sphere contacts you have identified as likely sellers
before the end of the year.
Use your database to run a simple search. Who in your sphere bought a home three to seven
years ago? Who lives in a neighborhood with rising prices? Who has a life event coming up,
such as a new baby, a job change, an empty nest, or a retirement? Those are your fall listing
conversations.
The 3-Appointment Rule applies here. Your daily lead generation goal is to start each day at
9 AM and not stop until you have set three appointments or spoken with three people who
are genuinely in the decision window. Three appointments a day is not the ceiling. It is the
floor that keeps your pipeline from going dry.
If you set three appointments a week for the next four weeks, you will enter September with
twelve conversations that could become contracts. That is a fall season worth building.
Step Six: Create One Piece of Content That Works for You
You do not need a full content calendar in August. You need one thing that works.
If you have a listing this month, execute the seven-video content framework. Film seven
short videos tied to that listing: the property itself, the neighborhood, local schools, nearby
conveniences, a market update for that zip code, a buyer tips video, and a seller process
video. Distribute all seven across your platforms over two weeks. That one listing becomes a
content engine that demonstrates your knowledge and builds trust with people watching who
are not yet ready to call.
If you do not have a listing this month, create one local market update video for your primary
farm area. Keep it under two minutes. Share it directly with twenty people in your database
with a personal message. That direct share is more effective than a broadcast post.
Content earns trust before it asks for business. August is the right time to plant those seeds
before the fall urgency kicks in.

Bottom Line
August is not a month to wait out. It is a month to set up the fall season you actually want.
The agents who enter September with appointments, pipeline, and momentum did not
stumble into it. They used August on purpose. They ran their numbers. They protected their
lead generation time. They had the back-to-school conversations their competitors skipped.
They sent the letters, made the calls, and tracked the activity.
Consistency in August pays off in October closings. The choice you make this week
determines what your Q4 looks like.

1. Run your pipeline math. Calculate how many conversations and appointments you need
between now and September 30 to hit your Q4 goal.
2. Block your Bunker time on your calendar for every weekday in August starting now. Lead
generation at 9 AM before anything else.
3. Pull your closed and pending transactions from the past ninety days and write Golden
Letters to the surrounding neighbors. Mail them by Friday.
4. Identify ten people in your database who are likely fall sellers and schedule a personal
outreach call or handwritten note to each one this week.
Do those four things before August 10 and you will already be ahead of most agents in your
market.
