The August Pre-Fall Push: Booking 9 Appointments a Week Before September
Aug 03, 2026
August feels like a slow month until it isn't.
You watch the calendar flip and tell yourself September will be better. The market will pick
up. Buyers will stop dragging their feet. Sellers will finally call. But September does not build
itself in September. It gets built right now, in August, while most agents are coasting on
summer momentum and hoping the fall surge finds them.
If your pipeline feels thin and your income feels unpredictable, the problem is almost never
the market. The problem is the gap between the conversations you had last month and the
appointments you needed to have. That gap shows up in your bank account about sixty days
later.
This post gives you the exact approach to close that gap. Nine appointments a week before
September 1st. Not as a stretch goal. As a standard you hold yourself to right now.
Why August Is the Window You Cannot Afford to Miss
Back-to-school season shifts the psychology of your market. Families make decisions. People who have been sitting on the sidelines since spring either move now or wait until after the holidays. That window is short and it opens fast.
Sellers who want to close before the holidays need to list no later than October. Work
backward from that and October listings need to go under contract in September. September
closings need to be in the pipeline now. Every appointment you book in August is a potential
transaction that closes before the end of the year.
Agents who thrive in Q4 did not get lucky. They prospected in August.
The Number Behind the Goal
Nine appointments a week sounds like a lot until you do the math. If you follow the 3-
Appointment Rule and start your lead generation conversations at 9 AM daily, five days a
week, you need roughly 1.8 appointments per lead generation session.
Coaching data shows that for every 10 quality conversations an agent has with their database
and sphere, one to two appointments get set within the week. That means you need between
45 and 90 conversations per week to hit nine appointments consistently.
That is the 100 conversations per week prospecting framework in practice. Fifty
conversations do not guarantee nine appointments. But 80 to 100 quality conversations,
split across now business, future business, and database building, give you a real shot at
hitting that number every single week.
The math is not the obstacle. The behavior is.
What Those Conversations Look Like in August
August gives you natural reasons to reach out. You do not need a script. You need a real
reason to call.
Here are the conversation angles that work right now:
β The back-to-school check-in. Anyone in your database with school-age kids is in
transition mode. A quick, genuine call to ask how the school year prep is going leads
naturally into a neighborhood conversation.
β The fall timing question. Ask homeowners in your sphere directly: "Have you thought
about making any moves before the holidays?" That one question opens more listing
conversations than most agents expect.
β The market update call. Prices in your area shifted over summer. Share one relevant
data point from your market with a past client or sphere contact. Make it personal
and specific to their neighborhood. That is a reason to call anyone.
β The golden letter follow-up. If you have sent golden letters to buyer clients who
expressed interest in selling, August is the time to call the ones who did not respond.
The letter planted the seed. The call waters it.
β The handwritten note card follow-up. Send a short, personal note to your top 30
sphere contacts this week. No sales pitch. Just a genuine check-in. Then call them
three to five days later. Coaching data shows handwritten notes generate significantly
higher response rates than email. Use that momentum.
Structuring Your Week to Hit the Number
The biggest mistake agents make in August is treating lead generation like a task they
squeeze in after everything else. It does not work that way. Lead generation is the first task of
the day, every day.
The Bunker time-blocking system exists for exactly this reason. Your lead generation block is
sacred. Nothing moves it. No showing, no admin task, no client call gets scheduled inside
that window unless it is an appointment you are keeping.
Here is what a nine-appointment week looks like broken down:
Day 1: 90-minute lead generation block. Target: 25 conversations. Focus: database contacts
and past clients. Goal: 2 appointments set.
Day 2: 90-minute lead generation block. Target: 20 conversations. Focus: sphere and
referral partners. Goal: 2 appointments set.
Day 3: 90-minute lead generation block. Target: 20 conversations. Focus: expired and for
sale by owner follow-up if you work that segment, plus golden letter follow-ups. Goal: 2
appointments set.
Day 4: 90-minute lead generation block. Target: 15 conversations. Focus: social media
engagement and direct messages to warm leads. Goal: 1 to 2 appointments set.
Day 5: 60-minute block. Target: 10 conversations. Focus: any callbacks and anyone who said
"call me Friday." Goal: 1 appointment confirmed.
Total: 9 appointments minimum across the week.
That is not a full day of work. That is one disciplined block per day. The rest of your day
serves the clients you already have.
The Conversation That Converts
Booking nine appointments a week does not mean convincing nine people to do something
they do not want. It means finding nine people who already have a problem you can solve
and showing up prepared.
The agents who consistently book appointments ask better questions than their competition.
They do not pitch. They listen for the real situation underneath the surface conversation.
When a past client mentions their house feels cramped with kids back in school, that is a
listing conversation waiting to happen. When a sphere contact says their company is
relocating them next spring, that is a buyer consultation right now and a listing later.
Real conversations win. That is not a coaching slogan. It is the mechanic that makes the
pipeline work.
When Rejection Slows You Down
You will not book nine appointments without rejection. Some calls will go cold. Some people
will say no. Some will ghost you after saying yes.
The RRRD rejection recovery framework is built for this. Recognize the rejection. Release the
emotional weight of it. Reframe the no as data, not failure. Drive forward to the next
conversation without carrying the last one with you.
The agents who stay consistent through August are not immune to rejection. They just
recover faster. They do not let one cold call derail the rest of the morning.
Speed of recovery is a skill. You build it the same way you build any skill. Through reps and
through coaching.
What to Do With the Appointments You Book
Every appointment you book in August needs to be prepared for and tracked. If you do not
track the appointment, it does not exist in your pipeline. You cannot manage what you
cannot measure.
Use whatever contact management system you have. The tool matters less than the habit.
Log every appointment. Note what the conversation was about. Set a follow-up for 24 hours
before the appointment to confirm.
A confirmed appointment that shows is worth ten appointments that fall through.
Confirmation is not a formality. It is part of the conversion process.
After each appointment, update your pipeline math. How many appointments this week.
How many listings or buyer agreements resulted. What is the projected close date. Track this
backward from your income goal for Q4 and you will know exactly how many more
appointments you need in the next four weeks.
Planning the year backward from the goal with pipeline math, not hope, is what separates
agents who hit their number from agents who finish the year wondering where the time
went.
The Listing Pipeline You Build Now
If you book nine appointments a week from August 3rd through August 28th, that is 36
appointments before September 1st. Even at a modest 25 percent conversion rate, that is
nine potential listings or buyer clients entering your pipeline heading into fall.
Nine transactions at your average commission. Do that math for your own numbers.
This is not a motivational exercise. This is your Q4 business plan, and it starts this week.
Bottom Line
August is not a slow month. It is a prospecting month. The agents who book nine
appointments a week right now are the ones who post strong Q4 numbers and start January
with momentum instead of anxiety. Your pipeline does not care about your intentions. It
reflects your conversations. Start the conversations today.
Your Homework
This week, your one move is to block your lead generation time for every day through August
28th before you open your email, before you check your phone, and before you do anything
else for your business. Put it in your calendar right now as a recurring non-negotiable block
starting at 9 AM.
Then write down the names of 20 people in your database or sphere you have not spoken
with since June. Those are your first 20 calls. Get through those 20 by Wednesday.
Track every conversation. Count every appointment. Review the number at the end of each
week and adjust your daily volume if you are short.
Nine appointments a week is not a hope. It is a math problem. Solve it in August.
